Rental property portfolio dashboard
See how your rentals are really doing: rent received against what you expected, cash flow, NOI, which properties are losing money, where you spent more than your budget, and how much equity you've built. Upload a spreadsheet, type in a few months, or add a property straight from a calculator. Free, no account, and your numbers never leave this browser.
Bring your own spreadsheet
Upload Excel (.xlsx) or CSV files: one row per payment, one row per month with a column per category, a bank export, or a list of properties with their type, purchase price and value. The file is read inside your browser and never sent to us. Start from the free spreadsheet template, or read how to track rental income and expenses.
What the numbers mean
NOI is income minus operating costs (taxes, insurance, repairs, utilities, management, HOA and other costs). Cash flow also takes off mortgage payments and improvements. Improvements you actually paid for, like a new roof, count when they happen; the rental cash flow calculator instead sets aside a monthly reserve for them.
Built for whole portfolios
Track single-family homes, condos, multifamily, short-term rentals and commercial property (retail, office, industrial, self-storage, mixed-use) side by side. Compare by type, find the properties losing money, check rents against the local market from our rent estimates, and download a PDF, Excel or CSV report. Figures are for your own tracking, not tax or accounting advice.
Frequently asked questions
- Is the rental dashboard free?
- Yes. There's no account, no trial and no limit on features. It's supported by ads on the site, like the calculators.
- Where is my data stored? Can YieldBadger see it?
- Only in your browser, on your device. Spreadsheets are read in the browser and never uploaded, so we never see your numbers. Clearing your browser's site data or using a private window loses them, so download a backup to keep a copy or move to another device.
- What spreadsheet layouts can I upload?
- Excel (.xlsx) and CSV. A row per payment (date, property, category, amount), a row per month with a column per category, a bank export with debit and credit columns, or a property list with type, price and value columns all work. You check what each column means before anything is imported. Older .xls files need saving as .xlsx or .csv first.
- How many properties can it handle?
- Up to 10,000 properties and a million monthly figures, from a handful of single-family homes to a mixed portfolio of multifamily and commercial buildings. Search, sorting and a losing-money filter keep large portfolios easy to scan.
- How is portfolio value over time estimated?
- From the purchase price and month and the current value you enter for each property: value grows at a steady yearly rate between the two. It's an estimate from your own figures, not an appraisal.
- Can I compare what I spent with a budget?
- Yes. Give a property a monthly budget for each cost, like repairs, taxes or the mortgage (the pencil on the property, then Monthly budget). The dashboard adds it up for the months you're viewing and tells you which costs ran over, for example “Repairs ran $640 over budget this year.” The “Add to my portfolio” button on the rental calculators fills the budget in for you.
- How is equity worked out?
- Equity is what a property is worth minus what you owe on it. Add the loan amount, interest rate and term, and the dashboard works out the balance for every month, so the chart shows equity growing as the loan is paid down. A loan balance you type in is used for today. Equity built counts appreciation and principal paid, not the down payments you put in.
- Can I download a report?
- Yes: a PDF report of what you're viewing, an Excel workbook with summary, property, monthly and by-type sheets, or a CSV of every figure that you can upload again later.
