Prorated rent calculator
Work out the rent for a partial month when a tenant moves in or out mid-month, by the three common methods.
Prorated rent
$483.87
- By actual days in the month
- $483.87
- By a 30-day month
- $500.00
- By a 365-day year
- $493.15
How this is calculated
- 1Actual days = monthly rent ÷ days in this month × days occupied.
- 230-day month = monthly rent ÷ 30 × days occupied.
- 3365-day year = monthly rent × 12 ÷ 365 × days occupied.
Your lease and local law decide which method applies. This isn't legal advice.
Frequently asked questions
- Which method should I use?
- Use the one your lease names. If it doesn't name one, the actual days in the month is the most common and the easiest to explain. Some states and cities set rules, so check locally.
- Does the move-in day count?
- Usually, yes: the tenant pays from the day they get the keys. Whether the move-out day counts depends on the lease.
- Do I have to prorate rent?
- It depends on your lease and local law. Many landlords prorate the first month so that rent falls due on the 1st afterward.
